DIRECTIONS From Stroud's town centre take the A46 signposted to Cheltenham along Beeches Green turning left at the first roundabout onto the A4171 past both the Sainsbury's superstore on the left and Stratford Park Leisure Centre, past mini roundabouts on right into Stratford Road itself. Proceed for approximately ½ a mile and the site will be found on the right-hand side at the junction of Stratford Road and Pagan Hill Lane.
LOCATION The land is located about a mile from Stroud's town centre, within a predominantly residential part of the town within walking distance of both of Stroud's Grammar Schools at Marling and Stroud High, as well as Stroud College and the Stratford Park Leisure Centre. There is a Tesco Express immediately adjacent.
The town of Stroud offers a good range of retail, commercial and leisure facilities as well as excellent schooling. It is situated about 6 miles from junction 13 of the M5 motorway, from where Gloucester and Cheltenham to the north and Bristol and Bath to the south are within easy driving distance.
THE SITE The extent of the site is shown edge in red on the OS plan and aerial plan within these sales particulars for identification purposes.
The site amounts to approximately 0.12 hectares (0.29 acres) and enjoys frontage to Stratford Road, an adopted highway.
At present a car sales business is run from the site, and there are a number of buildings that will require demolition prior to development.
TOWN AND COUNTRY PLANNING Outline planning consent has been granted by Stroud District Council under Application No. S.10/0651/OUT, for the demolition of the existing buildings and construction of 6 houses and 4 apartments.
There is a Section 106 Agreement in respect of the site, whereby the developer must make a contribution of £10,180 towards the provision of off-site public open space facilities.
