AS WE approach the lead in to Christmas it has been interesting to observe the latest market trends once more. Since November began, we have noted that most of our viewings on properties have been by prospective buyers who are in a position to proceed.

It is a clear sign that buyers are still keen to take advantage of low interest rates and even some very competitive fixed rate deals on the market.

There are also a good number of sensibly priced homes around to buy despite a good number of sales having been arranged in the last few months.

As homeowners, you may be keen to take advantage of the chances of a sale before Christmas and so it might be worth considering whether there is anything else you can do to present your home at its best.

For instance cutting back the garden or considering a de-clutter inside will always be appreciated by prospective buyers looking for an unencumbered impression of your home to take away with them.

It may even be a good time to refresh the photographs your agent is using. Different pictures of your home can give a very different and hopefully a better impression of your property not least as the seasons change or before marketing becomes stale.

Also, I am sure we are all in favour of green measures to help the environment but as the days shorten and perhaps become more overcast, it is well worth ensuring your lighting is a fair portrayal, yet is bright enough inside before your viewers appear at the door.

In addition, why not decide whether to leave the heating on to ensure a “warmer” welcome for viewers or at least draining the system down, at this time of year, if the property is vacant.

Of course, if your home hasn’t had any real interest lately, perhaps it might still be time to seek a review on the asking price with your agent.

Getting the price right ready for January and the new year would be another good initiative.

This would stand you in good stead for the beginning of what is likely to be another relatively active early Spring market.
