The Property

This single storey home was converted from a cow byre in the mid 1990's by the current owner. The adjacent former cart shed was then converted in the late 1990's to a self-contained annex, which is currently let on an assured shorthold tenancy. Planning permission has recently been obtained to facilitate selling the annex separately if required, as well as change of use on the rear orchard to residential garden. Oil fired central heating is installed with under-floor heating in the conservatory and bathroom.

The Accommodation

The front door leads into a stone floored reception hall with cupboard off and the cloak/utility room. On the left is the full height sitting room with exposed timbers and a fireplace with a log burner and fitted shelving to the side. Beyond is an inner hall with a built-in hanging cupboard. There are two double bedrooms, both with access to the front courtyard, the larger having a vaulted ceiling and Victorian fireplace. The family bathroom has a shower over the bath. Ladder stairs lead from the hall to an occasional attic room with roof lights and en suite cloakroom. To the right of the main hall is the farmhouse style kitchen with a vaulted ceiling, a good range of cupboards and the oil fired Heritage range cooker. The kitchen opens into a conservatory which makes an excellent dining area. Off the back of the kitchen are a study or third bedroom with a shower and basin together with a mezzanine bed deck.

The annex has a sitting room with kitchen area, bedroom and shower room, and has its own oil fired boiler. It would be possible to incorporate the annex into the barn and put a proper staircase where bedroom one is at present and extend at the rear to create 3 ground floor bedrooms and two first floor bedrooms, plus the annex accommodation. A sketch showing how this could work is shown in image 13.

Outside

A five bar gate leads from the road along a gravelled drive with well stocked borders, terminating in a parking area for several cars. In front of the barn is a lovely courtyard style garden, with paved and gravelled areas, interspersed with pathways and a host of cottage garden planting. To the far side is the annex with two sheds adjacent. To the right of the parking are two stables and a tack room with power, light and water connected. Adjoining the rear is useful lean-to storage space. A five bar gate leads into the orchard which has a summerhouse, raised vegetable beds, a greenhouse and summer house. From here a further gate leads into the paddock which also has vehicular access from the rear, via the Seagry Heath Road.

General

Mains water, electricity and drainage are connected. There are separate oil boilers and tanks for the barn and annex. Council Tax Band E for the Barn - £2,331.66 and Band A for the annex £1,274.82 payable for 2020/21. EPC rating Bands Barn E - 45 and Annex D - 58. The full report is available on our website or paper copy on request.
