The Property

Built in 2007, with attractive elevations of natural stone and render, with brick detailing and quoins, this deceptively spacious home is well presented throughout. The kitchen and family bathroom have both been recently refitted to a high standard. There is LED lighting throughout the property, and a south facing, walled rear garden.

The Accommodation

An open porch shelters the front door which gives access into the hall. This has black and white 'Fired Earth' tiling. Stairs lead off to the first floor, and there is a cloakroom adjacent. On the left is the triple aspect sitting room, with French doors into the south facing garden. There is an open fireplace with stone surround. To the right of the hall is a good sized dual aspect dining area, again with French doors into the garden, and a useful cupboard, currently housing the tumble drier. There is 'Fired Earth' Indian slate flooring, which continues into the kitchen, that has been refitted by Wren Kitchens. There are wall and base cupboards with AEG appliances including a dishwasher, fridge, freezer plus an oven with induction hob and an extractor hood over. There is under-counter space for a washing machine, a fitted water softener under the sink, pelmet lighting, and a pull out larder. On the first floor there is a good sized landing that could incorporate a study area if required. The master bedroom has a deep fitted hanging cupboard, and a generous en suite shower. The two remaining bedrooms can both accommodate a double bed. The split-level luxurious family bathroom has a free standing bath. From the landing, there is ladder access to the large part boarded roof space, with light.

At the front is private parking for two cars on the gravelled drive, and a shrub border adjoining the house. Gated access to the left hand side leads around to the walled and south facing rear garden with two patio areas, the external boiler, and a large garden shed.

Mains water, electricity and drainage are connected. The external oil fired boiler supplies central heating and hot water. Council Tax Band D - £1,843.09 payable for 2020/21. EPC rating Band D - 68. The full report is available on line or paper copy on request. There are five properties in the Wheelrights development and a management company for the communal areas, whereby each owner pays £120 per annum into a sinking fund. This has recently paid for re-gravelling and external repainting.
