Bedrooms: 3
A beautifully presented 3 bedroom detached former Bankes Estate/National Trust period cottage in a large garden in the favoured Burts Hill, less than a mile from Wimborne town centre.

Dating back to the 18th century, and presented to a high standard throughout, the cottage has many outstanding features including a superb inglenook fireplace, a feature oak kitchen (with quartz work surfaces), a first floor bathroom, a ground floor shower/utility room, a conservatory and a delightful garden offering a good degree of privacy.

Traditionally built, with facing brick and render elevations (with feature quoins), under a hipped, ridged, natural slate roof with 1 small dormer, the house is connected to mains electricity, water and drainage, and has oil fired heating (with an external combination boiler) and hardwood windows and doors. It has an open -fronted double garage (with office space above) and stands in gardens and grounds of about a quarter of an acre. Wimborne offers an excellent range of schools, shops and other amenities, and there is easy road access to the coastal towns of Poole and Bournemouth, both of which have mainline rail links to London Waterloo.

There is an entrance porch with a hardwood front door (with double glazed panels), a tiled floor and an under stairs cupboard. The light, dual aspect sitting room has attractive views and a feature inglenook fireplace with bressummer beam and wood burning stove on a brick plinth.

The kitchen/breakfast room has an excellent range of cream quartz work surfaces, oak units, built-in fully height pantry, fitted Kenwood stainless steel range cooker (with ceramic hob and 2 electric ovens), fitted fridge-freezer, space for dishwasher and space for table and chairs.

An archway leads to a spacious conservatory with a brick plinth, UPVC window panels, an exposed brick wall feature and double doors to outside. There is a utility/shower room with a fully tiled shower cubicle (with Grohe shower), concealed cistern WC, 1.5 bowl stainless steel sink, worktops, space for washing machine, and fully tiled enclosed shower.

From the sitting room, a staircase (with a wrought iron handrail) leads to the first floor landing. Bedroom 1 is a large double room with 2 built-in double wardrobes and drawers, and a superb view over farmland. Bedroom 2 overlooks the garden and has loft access, and bedroom 3 has a built-in single wardrobe.

The bathroom has a modern bath (with fitted shower screen and chrome shower), vanity wash basin, concealed cistern WC and towel radiator.

An electric 5-bar gate leads into a large tarmac courtyard and turning area. There is a heritage style open-fronted detached double garage with a tiled pitched roof, and an adjacent logstore. A short ladder leads to a large office/studio with 2 Velux style windows, lighting and power.

The majority of the garden lies to the back of the cottage and is enclosed from the road by a high mixed hedge. There is a large expanse of lawn, a wildflower area, and trees including fir, beech, hazel and fruit. A central brick pathway leads to the conservatory and a raised paved terrace with a honeysuckle arbour, a pergola and space for table and chairs. There is a paved walkway down the side of the house to the front, a pedestrian gate access to Burts Hill, a large brick pavioured terrace with a Worcester combination oil fired boiler, a shingle pathway across the roadside of the cottage, a garden shed and a chalet.

From The Square in the centre of Wimborne, leave the town on West Borough, passing the Tivoli Theatre and staying in the left hand lane at the traffic lights. At the next traffic lights (at the junction with Stone Lane,) proceed straight ahead towards Cranborne. After going over Walford Bridge, take the third turning on the right into Burts Hill. Having passed Giddylake, the property is the first house on the right.
