THERE is no getting away from it. Uncertainty reigns in the property market with the prevailing conditions expected to continue for as long as the Brexit negotiations continue.

Prime property values outside of the capital have shown little movement over the past year, and while some parts of the country have seen modest price rises, the regional prime market on the whole remains price sensitive.

However, while the market may not have flourished, it is still there, and in Cirencester we continue to see clients who are looking to make a move into or around the area – often for needs-based reasons such as work, schools or family. With many would-be vendors choosing to wait to take their property to market, there is currently a lot less competition, which is good news for active sellers.

South Gloucestershire remains a popular area, with Cirencester seeing price growth of 11.4 per cent over the last five years. The market here is resilient however pragmatism on price is essential.

We have seen the level of price adjustments to align buyer and seller expectations increase steadily in recent years and expect this to continue.

Realistically priced property is selling well, not least because sensible pricing generates interest and encourages competitive bidding, which can be key to a successful sale.

Another important factor to consider is quality.

Buyers, ever more selective, are looking for best-in-class and Savills research shows a notable price gap between certain types of property and the rest.

Properties that are selling particularly well – and in some cases at a premium – at the moment include:

Education, education, education

Many buyers moving into our part of the world are attracted by the standard of education on offer and therefore it’s no surprise that properties close to the best schools will always generate interest.

A piece of history

Gloucestershire’s particularly impressive architectural heritage has long been a draw for buyers, so it makes sense that a heritage listing or blue plaque can be a distinct advantage when selling.

Outstanding natural beauty

Proximity to an Area of Outstanding Natural Beauty or national park continues to prove another tangible attribute, and with the Cotswolds making up 10 per cent of the total national designation, many local properties stand to benefit.

Best-in-class

Urban or rural, traditional or contemporary, small or large, well-built, immaculately presented homes which represent the top of their class, will always sell well.

Savills Cirencester offers its clients a full appreciation of the market, based on in-depth specialist research and sound local knowledge.
