Forming part of this highly desirable village, a very individual detached stone cottage set in walled gardens together with a separate one-bedroom holiday cottage or annex.

Situation and Description

Once part of the Brockhampton Estate this lovely cottage forms part of a small rural village set amidst rolling Herefordshire countryside. There is a local cricket club, village hall and pretty Arts and Crafts church with excellent local services at the nearby villages of Fownhope and Woolhope. The Cathedral city of Hereford (9 miles) lies to the north west and offers more extensive facilities, as does the market town of Ross on Wye (7 miles), which also offers easy access to the M50.

This attractive period cottage offers very versatile living accommodation which has been greatly improved by the current owners and now offers very comfortable living space with a large and well fitted kitchen, a lovely sitting room, and large and light dining/garden room at the rear. In addition, there is a ground floor shower room and study which could also be used as a third bedroom. At the rear of the plot a separate detached single storey barn has been well converted to create an excellent holiday let or annex, which is separately rated and offers excellent income potential.

On arrival a front door leads into an entrance hall which has an oak floor and a door to a very useful ground floor shower room. The sitting room has plenty of light and space with a dual aspect, oak flooring, and fireplace with fitted wood burner. A separate study again has a dual aspect and could be used as a ground floor bedroom if required. To the rear of the cottage the kitchen forms the main hub of the house and is well appointed with granite working surfaces, tiled floor, an excellent range of fitted cupboards and appliances and a stable door through to a delightful dining or garden room, full of light, with windows on three sides, limestone floor and doors to the gardens.

From the hall a staircase leads up to the first floor where the main bedroom has walk in wardrobes and a small dressing area. A second bedroom has a lovely outlook and both bedrooms are supported by a separate bathroom.

The cottage is approached by its own drive which provides parking space and leads to the separate detached annex which was converted by the current owner. With windows on three sides the living room has plenty of light as well as a vaulted ceiling, limestone floor and doors to both the front and rear. There is a well fitted kitchen and a good-sized double bedroom and en suite shower room.

The gardens are very well enclosed by old stone walling on three sides and provide considerable privacy. There are small terraced lawns, floral borders and a stoned sun terrace. In addition, a range of original buildings provide storage space with two garden stores 10 7 X 7 and 14 x 8 as well as a garage.
